2011 Was a great year for property sales at GGM II
Whilst the property markets in the UK and Spain are still sluggish, we are pleased to report that property sales and rentals at GGM II in 2011 were very buoyant with over 10% of properties changing hands.
A warm welcome to all the new owners and tenants on our community, we hope you have a great time at GGM II, and join in to work with us to maintain the value and luxury of our investments.
The president is always pleased to meet with new owners, answer any questions they may have about the community and provide any useful information on the community.
Another year has flown by……2011 was a busy year for the President and committee members both with GGM II and their other personal commitments.
The work the President and committee has continued to carry out to keep the complex up to the highest standard is really paying off and continues to make GGM II one of the most popular places to live or stay on the Mijas Costa.
Building on the success of 2010 when the community and property of Golf Gardens Miraflores II was awarded an "AAA" Status by the Mijas Council. We are proud to be the only community to have this status in the local vicinity. So our ongoing goal to be "the best place to live on the Costa del Sol" has now been recognised officially!
Positive comments from owners and visitors
During 2011 we had a lot of very positive comments about the community from owners and visitors. With owners saying the gardens and the complex are looking better than ever. It‘s always good to hear that the work carried out and the improvements made at GGM II are well received it makes all the hard work worthwhile.
More improvements at GGM II
We have seen some major improvements carried out over the last year: Especially in the gardens where new low energy colour changing lights have been installed in the pool, just wait until the next community BBQ when they get switched on to fiesta mode!
Additional low energy coloured lights have also been installed in some of the palms in the garden creating a real magical ambience in the evenings.
The date for the 2012 AGM will be Monday May 28th at the Venta del Golf restaurant in the commercial centre.
It is important that all owners attend or give their proxy vote to the President or a representative they trust who is attending. This is your opportunity to discuss and hear about the plans for your community and the way it is running. It is important we hear of any suggestions, issues or problems on the community, we can then take the necessary action and hopefully try and keep all 60 owners happy!!

Security
Despite a rise in crime along the coast and in some of the local communities we have been fortunate to date that we have not had many problems on our community. There are always opportunists about and our cctv cameras are a very obvious deterrent and have always been useful record when incidents have occurred. Due to continued summer rental issues, additional night vision cameras are being installed to give better coverage of the complex, this will also include cover of the gardens and pool areas. As always we would advise owners to be extra vigilant with regard to security. Owners and guests are reminded to lock doors and windows when leaving their apartments, even to just go by the pool. We would advise owners of ground floor apartments that shutters should be fitted with locks for extra security. In the case of an incident please contact Intercala or the President who can arrange for the cctv camera recordings to be checked.
As well as the additional cameras we are also planning on fitting security grills to the back of the garages in blocks 4 and 5 to stop access from the Golf course.
A Hard line on Debtors
Since last autumn the administrators have taken a far harder line on debtors, with the disconnecting of community services, this has had positive results. Be warned any owners renting out their apartment that end up on the debtors list will soon find their community services cut and no doubt some very unhappy tenants complaining to them!
More Improvements
New fire alarm sensors in block 11:
New fire alarm sensors have been fitted in the garages in block 11 which we hope will eliminate the false alarms.
New hand rails for the stairs:
After many years of talking about the necessity of hand rails on the stairs in blocks 3, 4 and 5 they have finally been installed.
LED lights and sensors
The upgrading of the community lighting to low energy, high power LED bulbs with sensors where possible is ongoing, this will help reduce the usage of the community electricity.
Other planned improvements for 2012:
Pool steps, it is planned that these and a re-grouting of the whole pool will be completed for the summer. Please Note: This will require the pool to be emptied for a few days during a quiet period.
Solar panels, we have identified a number of sites on the community where solar panels could be installed. These would be used to heat the pool and also run the garden lights.
Garden seating, we would like to introduce some 2 or 3 seater garden chairs into the gardens and pool areas, some elderly or disabled people do prefer seats rather than the sun loungers.
The Grande Community
The New Roundabout
Finally after years of lobbying the Grande Community the roundabout at the approach road junction was installed last year. This will make a major improvement to the safety of this junction.
More good news!!
For many years we have been trying to get permission from the Golf Club to use an area by the side of the golf course for the construction of a Basura/rubbish store.
Following a number of recent meetings with the Grande Community President and the Golf Club, we have finally received permission for a Basura/rubbish store. The plans have now been finalised with the Grand Community for the construction of a rubbish store for both phase II & III, work will be starting soon. Moving the waste bins off the road should make a major improvement to the approach to the complex.
In return we have also undertaken to maintain the fence up to the end of the road and plant colourful shrubs and bougainvillea to give us all a spectacular drive along the road up to the complex.
And Finally
Running and maintaining the best place to live on the Costa del Sol takes a lot of time and effort, so my thanks go to the committee members, staff, administrators and helpers who have supported me and helped manage the community for us all. They all do a wonderful job, so please say “thank you” to them when you get the chance.
